why invest in Phuket

Known as the Pearl of the Andaman, Phuket is Thailand’s largest island. Located in the southern tropics, the island offers up world-class beaches, intriguing culture & heritage, endless shopping opportunities, magnificent temples, energetic nightlife, vast fine dining choices and some of the best street food that the Kingdom has to offer. Phuket is a tropical paradise that offers a little bit of something for everyone.

Truly a lifestyle destination, Phuket continues to develop and grow at a rapid, yet sustainable, pace. With continued expansion in the hospitality and tourism sector, as well as the recent opening of an all new international airport and various real estate projects and developments slated for the near future, it is easy to see why the economy of Phuket continues to grow and why the island itself is a safe place to invest.

Phuket is a very affordable considering the island itself is quite luxurious and upmarket. The overall price points in Phuket make it a great place for expats to live or a great place to retire plus capital return on investment is also great. There is already a large expat community on the island, and each year tourism continues to grow. Phuket has seen an influx of tourists over the years, and currently the Russian and Chinese tourists are discovering all that Thailand has to offer and seeking out investment opportunities in Phuket.

For families, there are a large variety of both bilingual and international schools to choose from in Phuket. The schools offer sports and language programs while delivering high standards of education to the children. Much like the schools, there are many hospitals to choose from in Phuket. Health insurance is beyond affordable here, and the quality of health care is just as high as in other countries.

Phuket is also a popular place for buying a holiday home. Demand here for a holiday home is high, and the price point in Phuket makes buying a piece of property, whether it be a studio, one bedroom or large villa, possible. Many properties in Phuket, upon purchase, also provide attractive returns for the buyer.

With an easy to navigate infrastructure, international airport and a range of luxury services including golf courses, yacht marinas, shopping developments, schools and hospitals, Phuket makes an excellent choice for a place to settle down. Relocating families to the island is easy, and there is a vast network of clubs and societies for the expatriate community.

If you are interested in exploring investment options in Phuket, the Jeeranont is here to help. We have a wide variety of developments ready to purchase on the island. The developments suit all tastes and budgets and offer many perks and investment returns.

We can also help ensure that the transition to living on a tropical island or investing in a property here in Phuket is a smooth one. With Phuket now being ranked as the fifth top holiday destination in the world, tourism is hotter than ever, attracting more and more buyers per year than ever before.

Whether it be for investment or residential purposes, the demand is rapidly growing and we can now see a range of properties available to suit all types of buyers. Not only is there a strong desire to invest, people also purchase for lifestyle choices as well as the dream of owning that second holiday home.

There are many other factors that have also contributed towards the island’s successful real estate industry and furthermore incentivised people to reinvest. We have seen the island develop in many different ways, quite specifically when it comes to the amount of diverse entertainment now available. Phuket now has so much to offer from world exclusive beach clubs to themed water parks and Phuket has tremendously internationalised itself.

There has been an increase in the number of schools, shopping malls and international hospitals built. The Thai baht has also played a role and remained a stable currency causing people to feel more secure about investing in Thailand. In terms of taxation, the taxation is reasonable and much lower than that of most other countries. We have also seen Phuket undergo many infrastructural changes to help support the capacity of a growing tourist market.

Over the years, there have been a number of condominium and villa developments appear all over the island to help facilitate this demand. These include basic entry-level properties to real high-end luxury properties. What is particularly attractive about the market from an investment point of view is that buyers have an opportunity for strong capital growth and high rental returns, which a big factor in their decision is making process. The level of investment is of course area dependent.  For example, areas of Phuket such as Rawai, Chalong, Nai Harn Kata, Karon, Patong, Kamala and Surin have experienced the most rapid growth within the last 2 years.

One should also consider that if they are wanting to rent out their property, many now have good rental management companies appointed. Mostly these services are offered by one company and where one can use this to their advantage in their decision-making process if looking to purchase a particular off-plan unit. If this is the case, and the developer has chosen to work with a large, highly credible, national or international rental management company and you consider these large companies have their reputation to uphold, you can expect most of the due diligence will have been one to ensure this will not in any way hurt their reputation.

In the past few years, we have seen an increase in developers building projects that offer a hotel style setting, whereby a large well-branded hotel chain will manage the properties. This new trend seems to be taking shape all over Thailand. What is particularly interesting with this kind of concept is that you are then able to have your property rented out using their brand. Having such a name endorse the project means they have a strong reputation in the rental market and therefore known either nationally or internationally.

This gives buyers more confidence in the projected rental estimations provided as their will most certainly be a long-standing proven track record showing returns earned in the past. The good thing is the projected estimations all show a conservative occupancy and average rate for clients to consider. There are a few projects on the island that offer just that.

Phuket is also popular for those who like the idea of rental guarantee schemes. Here you can choose projects offering anything from 7-10% guaranteed return per year to incentivise the buyer and available from three to five years. These are good guaranteed returns if you were to consider banks give little in terms of interest these days, so many would rather invest in property and earn a decent yield each year.

Looking at some of these areas on the island, you have the following properties around.

Kamala has a new upscale development under construction and set along the very exclusive part of millionaire’s mile. The project will offer a 5-star luxury hotel style setting and be managed by the well-known international hotel chain “Ramada Plaza”  This is a unique concept as they will offer great facilities such as cable car, meditation garden, very large luxury spa, waterfall throughout the project and iceberg theme style lobby, with large communal swimming pool. Prime Minister Gen Prayuth Chan-o-cha officially visited Phuket last month in order to chair the grand opening ceremony of the new airport terminal, as well as Startup Thailand and Digital Thailand 2016. His visit was interesting to both Thais and foreigners, as many wondered why he was paying this much attention to Phuket, and especially why he flew down here himself.

The answer is simple. Startup Thailand is one of the country’s most important strategic ventures. It is a mega-trend that people worldwide are interested in.

The Thai government has shown great vision by investing in this field. Gen Prayuth even flew to China to meet and discuss the future prospects of Startup Thailand with Jack Ma, the Chairman of Alibaba Group.

Most people I interact with say they want a house in a tourist province such as Phuket, whether they are investors, businessmen or otherwise. While others ask me what is so special about living in Phuket or owning property for investment purposes. Here is what I have to say to them.

What makes Phuket outstanding as compared to other cities, both in Thailand and abroad, are the beautiful beaches. This is why Hollywood celebrities regularly fly to Phuket for their holidays.

In addition, local people are very kind and people in Phuket speak in English, more than most people in the rest of Thailand. Besides the beautiful beaches, Phuket has also been named as a City of Gastronomy by UNESCO. Additionally, the cost of living is not high when compared to other tourist destinations in the world. Moreover, there are two other neighboring provinces that are also beautiful, which makes it an ideal location to travel to.

Phuket is located in the hottest region at the moment. While other countries are trying to keep their economies from falling apart, Asian countries are prospering, particularly those in the Asean Economic Community. There are many foreigners living in Phuket for that very reason. Many families have settled here, or their kids study here while one or both parents work in China, Hong Kong, Singapore, Vietnam or Indonesia.

Phuket has an international airport that is able to support thousands of passengers. Because of the close proximity to Phang Nga, it is easy to deliver supplies to the island, either by land or boat. Phuket is one of the marina hubs in Asia and has caught the attention of millionaires around the world. This is our strongest selling point. We also have experts in yacht maintenance as well as luxury hotels, spas and good food.

Phuket is also on its way to becoming a medical and healthcare hub. We have affordable aesthetic and beauty treatments, and excellent service during and after treatment.

Phuket has several Thai and international schools providing a high standard of education. The culture of these schools is becoming increasingly global, which helps students think outside of the box. So it is an ideal place to start a family.

Phuket is expanding, but one of the problems we face is limited land supply. The only way to expand further is into the sea, Therefore land prices in Phuket are going up rapidly.

Phuket people are capable of moving the island forward. They don’t sit around waiting for the government or anybody else to step in. There are many young and enterprising investors in Phuket, who have a great vision for improving the island and helping it keep up with the rest of the country and the world.
